I've been touring with some adorable buyers over the last few weeks. Which leads me to

The Top 20 Things They Don't Show You in Listing Photos

  1. Kujo next door - a large dog with a barking problem and a future in pharmaceuticals.
  2. Cybertrucks lined up for pickup at the school next door.
  3. A janky staircase serving as the home's cardio program.
  4. The train passing by every hour. Choo choo.
  5. Broken seals in double-pane windows. Foggy views included.
  6. Construction next door that may one day become your view.
  7. "Vintage" kitchen tile adds character and reduces resale enthusiasm.
  8. An unidentifiable smell in the ADU. Notes of mystery.
  9. Bedroom dimensions that technically accommodate a bed, depending on your commitment to doors opening.
  10. A peekaboo view that requires standing on one leg near the window.
  11. A lower level where only some family members can stand upright.
  12. Amenities-ish: kitchens missing an oven, refrigerator, or both.
  13. A "private" yard ensured by its minuscule size.
  14. Settling that impedes a fair game of marbles.
  15. Closets from the 1930s built for a capsule wardrobe and one pair of sensible shoes.
  16. Neighbors with an interesting relationship to yard storage.
  17. A "2-car garage" fitted for Barbie's convertible.
  18. Indoor-outdoor entertaining accessed exclusively through a bedroom.
  19. Decks not up to code - ideal for sober parties only.
  20. Flow. The one thing photos never capture. How does the house make you feel when you move through it? Hopefully happy.

That's why walking a property - and knowing what to look for - matters so much. 

  • AI is Coming
    Unless you've been living under a rock, you've heard that  Meta just laid off roughly 10% of its workforce (about 8,000 people) as it restructures around AI. People are asking me what this means for real estate. My prediction? The real estate craziness continues its march north. More pressure on San Francisco. More competition spilling into the East Bay as people chase space, yards, views, and homes where there's room for both humans and robots. Thank you, Zuck, but please stop helping my market.
