FloodGate 2.0
For the last 4 months, I've been living out of my bedroom, eating out of my garage, and cleaning dishes in the bathroom next to the kitty litter. My contractor said the work would take 3 weeks and we're now on week 6. Most days I wake up to the sounds of saws cutting tile or flooring and my pets can't go outside. As I often say, tragedy + time = comedy, and this is a doozer.
Downsizing:
I've noticed my friends, colleagues, fellow Pickleballers and our parents thinking about downsizing. In the past week I've had 3 meetings with clients about this topic and I'd love to help any of you interested in your options - you do have options.
Has Real Estate Changed?
Maybe in other areas of the country, but not much has changed in the SF East Bay, other than more conversations about commission. If you'd like to hear more about my experience with buyers, sellers and commission, it's one of my favorite subjects of late, so reach out to me.

Two Listings are PENDING!
155 Best in San Leandro and 3941 Ceritto in Oakland are PENDING! Yes the real estate market is changing - mostly in the under $1M market, referred to locally as the "low end of the market." With 7% interest rates, first-time home buyers can be more picky and take their time. But, the upper end of the market $2-$3M homes, remains strong. Once again, capitalism is alive and well.
